If you're thinking about selling a house in Merritt Island, FL, you already know the island is its own little world. You've got the Indian River on one side, the Banana River on the other, canals running through the neighborhoods, and buyers who show up asking about docks and seawalls before they ask about the kitchen. That's a good thing, as long as you plan for it.
Here's what we walk Merritt Island sellers through before a sign ever goes in the yard.
What the numbers say about selling a house in Merritt Island FL
We pull our numbers straight from the Space Coast MLS (Flexmls Market Summary). For the 32952 zip code, which covers much of south and central Merritt Island, here's September 2026:
Homes sold: 30
Median days on market: 53
Average days on market: 99
Source: Flexmls Market Summary, Space Coast MLS, residential, zip 32952, September 2026 (cumulative days on market).
The number we'd focus on is the gap between those last two lines. Half the homes that sold took 53 days or less. The average was 99. When the average runs that far past the median, it usually means a group of homes sat a long time and pulled the average up, while the well-priced, well-prepared ones moved a lot faster.
So the real question isn't "how long do homes take on Merritt Island?" It's "which group will mine be in?" In our experience, the answer mostly comes down to price and condition in the first few weeks. We wrote more about that window in The First 14 Days After You List Your Brevard Home.
A quick note: the island has more than one zip code, and these numbers are for 32952 only. If you're in another part of the island, we'll pull your zip and your specific neighborhood before we talk strategy.
Merritt Island is unincorporated, and that matters for your paperwork
Merritt Island isn't a city. It's an unincorporated community, which means Brevard County, not a city hall, is usually the one handling building permits for homes there.
Why should a seller care? Because buyers, inspectors and lenders all look at permit history, and on an older island home there's often a lot of it: roofs, windows, additions, pool enclosures, docks and seawalls.
Pull your permit history before buyers do
Brevard County lets you search building permit records from 1990 to the present online, with permits from 2003 forward in its BASS system. We like to pull a home's permit history before listing for two reasons:
Open or expired permits. A permit that was opened and never finaled can turn into a last-minute problem during a buyer's due diligence. It's a lot easier to close it out before you list than in the middle of a contract.
Proof of updates. If you replaced the roof or put in impact windows, the permit is your receipt. Buyers and their insurance agents want to see dates.
Docks, seawalls and boat lifts
If your home is on a canal, the waterfront is a big part of what you're selling. Brevard County's residential marine permit page says those permits cover docks, seawalls and boat lifts in manmade bodies of water like canals, and the review touches more than one county department, including Natural Resources and Zoning.
What that means for you as a seller:
Gather any permits, receipts or contractor info you have for the dock, lift or seawall.
Know roughly when each piece was built or replaced. Buyers will ask.
If something needs repair, talk with us before you decide whether to fix it, credit for it or price for it. There's no one right answer, and it depends on what your competition looks like.
Flood zones and flood disclosure on the island
Being surrounded by water is the whole appeal, and it's also why buyers ask about flood zones on almost every showing. Florida now has a specific flood disclosure that sellers need to handle, and we broke it down in plain English in Florida Flood Disclosure for Home Sellers.
A few things that help island sellers:
Find your elevation certificate if you have one. They sometimes come with closing papers from when you bought.
Know your flood insurance situation, including whether you carry a policy and why.
Be upfront about past water. Florida courts have long required sellers to disclose known issues that materially affect value and aren't easy for a buyer to see. Getting ahead of it builds trust with buyers. Hiding it doesn't work.
We're agents, not attorneys or insurance agents, so for specific legal or coverage questions those are the right people to call. Our job is making sure nothing on your disclosure catches a buyer off guard.
How to get a Merritt Island home ready to sell
Island buyers tend to be specific. Many are coming for the water, the boating or the quieter, established neighborhoods, and they're comparing your home to a short list of others like it. A few things make a real difference:
Show off the outdoor space
Pressure wash the pool deck, dock and driveway. Trim back landscaping so the water view actually shows up in photos. If you have a boat lift, make sure it runs.
Handle the "older home" questions up front
A lot of Merritt Island homes have some age on them, which buyers like for the lot sizes and mature trees. Have dates ready for the roof, AC, water heater and electrical panel, because buyers' insurance quotes depend on them. If your roof has some age, we covered what to expect in Selling a House With an Older Roof in Florida.
Price for the home you have, not the one down the street
Two homes a block apart can be worlds apart if one has open water and the other has a canal with a fixed bridge between it and the river. We price using homes in your zip that match your type of water access, size and condition, so the numbers actually apply to you.
Frequently asked questions
How long does it take to sell a house in Merritt Island?
In September 2026, half the homes sold in 32952 took 53 days or less, and the average was 99 days, per the Space Coast MLS. Price and condition in the first few weeks have the biggest effect on which side of that line your home lands.
Do I need permits for my dock or seawall to sell?
You don't need new permits just to sell, but buyers will ask what was permitted and when. Brevard County keeps building permit records online from 1990 forward, so pulling your history before you list is the easiest way to avoid surprises.
Is Merritt Island part of a city?
No. Merritt Island is unincorporated, so Brevard County generally handles permitting there rather than a city.
What do I walk away with after closing?
That depends on your price, payoff and the costs of the sale. We walk through every line in Seller Closing Costs in Florida, and we'll build you a real net sheet for your home.
